How We Do It

Step 1

Initial Meeting

We will discuss the information given by you that fits your lifestyle, like number of beds and baths, entertainment goals, indoor-outdoor flow, size intended for your project and budget. There is much more information gathered, but you get the picture. In commercial projects, we have another approach that would take several interviews to get your project moving forward.

Contract & Compensation

We are bound by law to have a written agreement prior to starting any design work. Our standard at-a-glance contracts are easy to read with language you will understand. We also use AIA contracts, if needed. Regardless, everything will be covered so you can achieve clearances from all agencies, obtain building permits and have licensed General Contractor build your project properly. All work will be provided by licensed professionals. We are covered for E&O insurance for all architectural and engineering designs performed in our office.

Schematic Design Phase

This is the first phase of the architectural design process. At this stage, our design team begins to layout the architectural and tectonic elements of the project design. The team takes the programming and concept design, and translates it into architectural and spatial designs. We review the best orientation to capture the best views and control the elements, like wind and sun. We embrace a collaborative approach to our design process, inviting any input from our clients to help understand your needs and wishes. This is about you, not us.

Design Development Phase

The Design intent should be established at this point and now its time to make it all work. In this phase, Gulian Design, Inc. and our Clients will work together to select materials including interior and exterior finishes and products such as windows, doors, fixtures, appliances, etc. We will revise the drawings with more specificity and detail than in Schematic Design.

Construction Documents Phase

This phase accounts for more than 40% of our process. The Architectural plans created will consist of multiple sheets, including detailed floor plans and elevations, door and window schedules, building section and comprehensive details, pertinent city and federal codes and notes, interior plans, elevations and details, along with enlarged blow ups of areas to aid the contractor on building to the intent of the design. The engineering will commence on the structural, plumbing, electrical, heating/ventilation systems, energy analysis and any other project specific systems.

Bidding Phase

We will assist you on selecting the best contractor for your project. This is a long process and the contractors will need several weeks to compile a comprehensive bid. You will need us to interpret each bid package and assist in negotiating to fit the intent and budget.

Submittals to Agencies

With years of dealing with different municipalities, we can expedite the process on your behalf and deal with all the clearances needed to obtain all the permits needed on your project.
